Prefab House Kit And Considering: A Farm House In The City.

We were busy this weekend but it wasn't on the land visiting the prefab house kit...
And more weather worries: This afternoon? It slushed.
Not downy snow, not sleet, but this weird, heavy, wet... slush falling through the sky like slowly pouring a Slurpee through a beat up colander.

Near the land, it seemed to crystallize a bit more - here is our friend George's farm in the snow...




We shall see if we make it to the prefab green home this coming weekend or are snowed out AGAIN!

We couldn't visit the prefab house kit this past weekend because I volunteered for Children's Home Society at The Byrd Theatre, showing "Angels In The Outfield" to highlight adoption and foster care...


And explored an urban farm house. THIS HOUSE is in the center of our city.


It was great to consider how we might spend the next few years in Richmond before we move to The Land- in a more urban setting, closer to our friends...The reality is that Handsome Husband is not able to telecommute as easily as I (yet) from the land, and our children are in a special program they would have difficulty achieving anywhere else (which ends in 5th grade).

I reflected:
  • After weeks of a bad cold, I look around this beautiful mid-century house, with a HUGE back yard where my children, dogs and chickens roam and think, "Well, they aren't SO lonely even though there's no children around during the day..."
  • I'm frankly wondering if I'm too tired to move. We have ENOUGH going on with the net zero passive solar prefab SIPs house kit construction and the land, which will take us *years* to accomplish our goals...
  • I spoke with a contractor I know well from Green Drinks.

    I asked, "If we refabbed and restored this old farmhouse which is without insulation, I would ask you for a proper quote, but just off the top of your head, what would you Guess-timate it would take to properly get this house to insulated, updated standards?"


    He paused awhile, then answered,
    "To do this properly, I would show up with a truck.
    I would demolish the farm house and cart it off.
    Then I would install one of your energy efficient prefab  house kits.
    And THAT would work, properly."

    Ummmmm...
    I'm a HUGE preservationist... but his point was taken.
    (And I was honored, but also sad my dreams of an Urban Farmhouse seemed to fade when considering how inefficient it is... OH the sunflowers and garden I would have planted!)

  • I have $70 worth of seeds to plant, starting in the cold frames this week.
    How can I move after I sow seeds for the season?!?
I could *totally* picture our family being so happy in that urban farm house... 
Everything in walking distance...surrounded by old friends... AND CHILDREN.
Yet I'm strangely content in the solid mid-century this week...

But edge-of-suburbia, don't you get comfortable:

    Random Acts of Kindness, Community Is Everywhere.

    Some of the most personally rewarding things about what I do professionally is not only helping people achieve their dream home, but learning about their lives, their community, their town.  How fun is that? I meet people from ALL OVER and I have been so touched and bettered by interactions with people from all over the world whom have shaped my life in some way.

    There are people I have worked with for ten years whom I have never met, but know so well... I know the names of their grandchildren, they know the personalities and quirks of my children. We know each others' dog's names. I have spoken with people from Colombia, Finland, Canada (lots : ) ), Germany, Spain, Bahamas, Senegal...

    So, with my love of learning about different places, be forewarned:
    When you contact me, I turn into a total stalker. ; )
    My parents have a map where pins indicate all the places they have sailed; maybe I should start doing that for people I talk to about the house kits. I LOVE learning about your towns, big and small, that I have never visited and often have never heard of, but now I've engaged with someone from there!

    I have learned about Goldvein, Virginia, about little towns in Colorado with no building codes, about lots of neato places in California and Canada... I learn about your farms, your children's weddings, your businesses...

    I have been fortunate to meet a few of these people... yet also know I'll never meet many "in real life" - but what is real life anyway? If I talk to them, know their names, their background, even their sense of humor, then we know each other well.

    I have been a bit low & sick lately, and, earlier this week, one girl with whom I have been speaking on twitter for about a year, Tara Burner, asked me, "is this your correct mailing address?" Secretly I suspected she knew I have had a hard few weeks with all this snow and sniffles... I jokingly accused her of being a stalker, and the teasing continued until today... when I discovered on my doorstep, a package. Within a pretty box, with a splash of pink tissue paper I found:
    Inside... (my pictures do NOT do justice, it is going to snow again in Richmond and the lighting is gray and horrible!) Tiny glass squares and bottle caps... each with an image chosen from this blog.
    Tara picked some of the most personal, treasured images I have included in stories here, and preserved them in beautiful keepsakes:

    Here's the story about another weekend with The H's - This picture shows G and C...
    Two little girls from different worlds becoming fast friends in a boat yard... and how I was thinking about how my life had been bettered in unexpected ways when my "plan" diverges into something else.

    We have met many of our friends in strange, random ways, heck, one of my best friends I met at a bus stop in the rain! It's a reminder to leave your heart open: you never know who will traverse worlds and different backgrounds to become a fixture in your life.
    This was from the day I was so happy to be at the house kit, we were spending the night for one of the first times there after having camped on the land for years, it was a GORGEOUS weekend, we were so happy to be out and about, and had stopped to pick wild flowers at our friend G's farm with the children, had some fresh cold watermelon with him, and got lots of goodies from Mrs. Esh's store... all put together here, in the picture, when I got back to the house kit, and I even made a fun recipe out of the bounty!

    This was after a very, very long walk and our eldest child was trying to convince the dogs that they were really horses and had to carry him up the hill.

    They refused. ; )

    I just remember how muddy and exhausted yet happy we were that weekend...

    I love the light out there, how it plays with the architecture of the house kit throughout the day, how the lighting changes with the seasons... 

    And I love how Tara's glass squares play with the daylight, filtering rays through and onto these photographs.

    This was from when the Amish were building our house kit and oh the things they had to go through with the cladding manufacturer!!!!

    I love that people in a community work on the house kits, therefore  imparting green building skills and energy efficient technology into rural areas, while I, as the consumer, learn about and support my community's local trades and tradespeople.

    And who are we kidding: I am tickled that SOMEONE ; ) appreciates Vintage! Hat! Friiiiiday!
    (Just vote for me, okay?)

    And then the same image of G & C in a bottle cap - it's incredible how Tara zoned in on that picture, because there are bigger, deeper stories behind that photo I never spoke about, and you just have no idea how special it is to us. (I am going to give the bottle cap to my friend Mrs. H, so she can treasure it as well.)

    And finally, here is a picture taken from The Big Snow.  Chickens do NOT like snow. So Handsome Husband and I had to carry the coop into the garage so they could have some area to walk around without snow. But first we lifted them out, one by one, complaining all the way, and trudged carefully through it all until we unceremoniously plopped them onto the dry garage floor, then, stumbling, lugged the coop across the yard to them.
    We refer to it as The Great Chicken Rescue.

    Let me tell you a little more about Tara: Like many of you here, she is adept at Makin' Something Outta Nuthin'. 

    Tara  is creative, hard working, down to earth, kind. She has supported herself as a contractor, a model, a body guard, an Etsy craftswoman.  She is a testament to hard work, and the constant belief that SHE can shape her path, that SHE is responsible for her future, and in doing so has had her own business for twenty years.

    Tara enjoys repurposing and upcycling materials into her own jewelry, and it is clear that she puts just as much thought and reflection as craftsmanship into her art.

    Maybe with their permission I'll start doing occasional posts on some of the neat people like Tara and their stories that inspire me that I've met in random scenarios... there's a lot!

    In the meantime, I thought you might enjoy a cute picture of Tara that I *STOLE* off of her web site : ) to show you that beauty is not only on the outside, but the inside, and sometimes, if you're lucky, both.

    Terms Of Service


    In the technology world this week, there has been quite a brouhaha over FaceBooks new Terms of Service.

    Usually my web development and green building do not overlap, but I could not help but reflect on it when answering some requests from you, the wonderful people who ask me for more information on Green Modern Kits, Green Cottage Kits, and Green Cabin Kits.

    You may wonder why I make you email first instead of a 'call now' phone number.
    This is because I will need to keep track of you so I don't let any of your special questions get lost as I follow up with the factory or architects for answers. By keeping an electronic record, I will know you are getting the attention you need.

    So, once you email that you would like information, I am able to respond to your requests with a lot of information you might otherwise forget if I just phoned you. This way you have it on record to ponder and hem and haw over as well!

    Now here's a little story several of my farming friends have told me:
    (Grateful thanks to The A's, The B's and the fabulous and always verbose George G. for this story that resonates in my heart... : ) )
    A new neighbor moved into a rural community. He headed to the hardware store, where people gather. The new person sidled up to the counter and said, "So, what are people like 'round here?"

    The old man behind the counter scratched his head and slowly replied,
    "Well, what were people like where you came from?"
    The new neighbor did not hesitate: "Oh they were terrible! The dogs and children ran loose, and they were always asking you do something!"
    The hardware store man showed empathy. "Yeah, I know what you mean. They're like that here, too, and the best thing you can do is keep to yourself and ignore them!"
    The new neighbor was grateful. "Thanks for letting me know. I don't know if we'll be staying here long, anyway."

    The next day, another new neighbor found the hardware store.
    "So, what are people like around here?"
    The old man asked, "Well, what were your old neighbors like?"
    The new neighbor reminisced: "Oh they were great, we still keep in touch! We had lots of potlucks, there were always lots of children playing, we started a community parade and through our spaghetti suppers raised money for a fire station!"
    The old man grinned. "Well, I think you'll find the people here just fine."

    Since our founding, each day I read and respond to every request for information.
    I have met the most AMAZING people through this experience.
    I have heard about your quests for land, your urban infill lots, your family's place you want to preserve from development...
    You are all a joy, and thank you for sharing your stories with me.

    Our first emails to each other are the beginning of a relationship.
    Unlike the shirt you purchase from XYZ store online, we are not just a press of the button and the sliding of a credit card.
    This is a process.
    It is the beginning of our story, and journey together.

    Today, after all this time, I received my first rude request for information. Rude Person, I appreciate your interest, but I will not expose you to our nice, talented people I have worked so hard to find. Rude Person, if you speak to us that way, how will you treat your contractor? Their subs?

    It is in all of our best interests to, with our customers, create a team that communicates well so that your house kit is a pleasant, successful project.

    So I am adding a clause to our FAQ / Terms of Service.

    Modern Net Zero House Kit Update! Foundation Pictures!


    Blah blah blah.
    Before I go into that, I'd like to share an email exchange I had with a dear friend of mine this weekend from back-in-the-New-Yawk-Citay-days, who is now living in Tokyo. (But of course she is.)

    K. has always been international, and I knew well her tales about her childhood between India and Washington, D.C. and many other environs.

    So when I emailed for her vote in Vintage Hat Friday, I got the weirdest response:
    "Hi, Copeland!! I'm in Cambodia, visiting my school! It's been an amazing week, the kids here have blown me away. Dirt poor and yet so motivated to learn and to get ahead in the world. Great to hear from you. How are things going in Virginia - I'm returning to Tokyo tomorrow. Love to you and all your gang in the meantime!!! K"
    Huh? "I don't remember you in *Cambodia?!?*" I typed back.
    "No, no, no - I built a school in Cambodia, a rural school for 414 kids, about an hour south of Phnom Penh. I fundraised to build it and supply it with five computers, a power generator, a water well, electricity, satellite, books. I met all the children and it was a glorious experience. I continue to support them to help them get access to education. Will write more when I return. Love, K "
    WHA?!? Rewind: "I BUILT A SCHOOL." And (laughing) if any of you know K., you know she DID.

    Honeychiles, I just want to remind you it's alllllllllllllllll in what YOU do, and that... you can do it. Ok, I won't get all sappy, but... K., my dear, from across the world I am *hugging* you so hard and am SO honored you are my friend, despite my silliness and pirate acts o' badness.

    So... on to the house kit!
    Well, it rained buckets yesterday, from dawn 'till dusk. TORRENTS.
    But when we awoke, there was blue sky and lil' bluebirds o' happiness:
    Suddenly, we decided: We WILL go to the land!
    The land was still shakin' off the rainwater (over 1 1/2 inches yesterday/last night) when we arrived.
    Mud don't scare ME!
    Bring it on.

    Ok, I'm giving myself a high-five for this, called it like I saw it. We have two 400+ pounders on our family farm right now; I grew up *hearing* of occasional bears there, obviously when we bought *this* land if you've been following along we've tracked the imprints, but this was the first scat, I found in two places (gee, was wondering why the usual bobcat scat was more scarce!). Again, SAFE CAMPING AND LIVING keeps humans and wildlife... safe.

    Music, Me.

    Especially if you're following me on twitter, you may have started noticing music creeping into my posts.

    You see, music has been a huge part of my family.

    My grandfather had a music store and tv show in Norfolk, Virginia, even met The Beatles, and had a guitar signed in gold by them... my S. Grandparents aspired to Hollywood (and looked every bit the part).

    My mom's side has a long history of bluegrass (www.dismemberedtennesseans.com and a long line of banjo folk...).

    I grew up with old tunes and new: went straight for punk, which also has melody in it's heart, but retain the old music in my soul. (And yes, that is I with Bo Diddley on my 17th birthday when I opened for him...)

    Anyway...
    Then, in grad school, I worked in a bank as a temp. In a short period, music was erased from my life.
    I had to endure day after day of pop music in a call center where they tried to "pump you up, cheerful!" with the Spice Girls and Mariah Carey and such.

    After that, I could not take the white noise- for years, silence.
    I didn't even listen to my friend's music!

    And then this twitter thing happened, and sometimes in 140 characters or less it's easier to say what I want with music.

    Thank you, twitter, and the conversations that let me to start talking, feeling music again:
    As usual, now... I can't shut up.

    MEMO: Friday Policy

    RE: Friday expectations

    Dear hard-working colleagues,

    As you know, our company's busy season begins. We all know how difficult it is to consistently, and with quality, work 60-80 hour weeks during this time.

    As a business, to make up for it, we implemented "Summer Fridays" two years ago- where Fridays were taken off, paid, company-wide.

    That has made warm-weather Fridays especially valuable to all of us.

    But now fall is here, and we hunker down to the race.

    Does that mean Fridays may not be appreciated?

    Due to the overwhelming penchant for vintage clothes around here, I hereby propose that cold Fridays be proclaimed...
    Vintage Hat Day.

    Oooooooh yes.
    Finally a place to wear them, and the outfit to match.
    Contests will be held for most stylin' reused/recycled ensemble; and I'm certain that as this progresses, the categories will expand.

    Let the hat-wearin' begin!

    I loooooooooooooooove you!


    Emotionally, it has been a hard summer and fall.
    We come full circle on a lifetime of personal things I need to discard, so we can grow free and healthy. I am frustrated I have allowed so much heartbreak over things I should have left behind long ago.

    And right in the middle of it, one of you sends an email, out of the blue, that ZAP! hit me right when my heart was clenched, I was down, and... thank you.

    "...
    I went to a ho'oponopono workshop this week end...a kahuna way to clear negative memories and become conscious. So, I that vein, I love you. I'm sorry. Please forgive me. thank you. Say it to everybody and everything in your world."

    I am sitting here GRINNING, giggling, and ready to pass it on.

    So...

    I LOOOOOOOOOOOOOOOOOVE YOU!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

    Hope it brightens someone's day... thank you, reader. It did mine. : )

    Declined by The Virginia Farm Bureau

    The Virginia Farm Bureau has turned us down because our beloved family dog is a mastiff/pit mix.

    I would like to mention that before we adopted him, our dog was professionally temperament tested and passed with flying colors. I wish that if they're going to discriminate against him, they'd at least meet the dog.

    I know many, MANY fellow farming friends who adopt herding/bred-to-guard dogs with protective instincts to guard their livestock.

    Is it too much to ask for me to adopt a dog bred to guard my family?

    I find it interesting The Virginia Farm Bureau is beginning to ban working breeds. What's next? The Great Pyrenees? The Australian Shepherd? You would think they, more than anyone, would understand the value of a working dog.

    I have always admired The Virginia Farm Bureau and was very excited to be a part of their community.

    As a life-long gardener, family food producer, preservationist... as a local green business owner who promotes heavily local farm products, and who has come from a family who has had farms for eons... it seemed like the perfect fit.

    I can't help but think that with all of our volunteerism, active community spirit, and strong ties to other non-profits... we would have been a family that could have benefited them.

    So, in honor of my dog who has gotten our entire family rejected from this organization, I post... pictures of the daggoned dog. (Slideshow below- wait a sec for it to load.)

    Sorry for the inconvenience- We changed hosts!

    Apparently our host company did not understand that the internet is 24 hours a day, 7 days a week, so, as they apparently do not work on the weekends nor do they have 24 hour customer service, I assume they are not yet aware that their company and all of their customers are down.

    Which, in the internet world, as I assume it went down Friday night, means it will have been three days before they became aware of the issue, sometime Monday morning.

    We did not have that time to waste; so we transferred our website to a more reliable provider. If there are any loose ends you notice, please let us know!
    We apologize for being offline.
